Bank Repossession with no electricity.

I made an offer yesterday on a bank repossession apartment after a viewing with bank officials and the estate agent. The apartment has not facias on the all sockets and light switches. Also the breaker fuses have been removed from the consumer unit.

My problem is as I am new to buying in Spain I am not sure how I am to precede with the electrical side of things. We gave Power of Attorney to our lawyer to deal with things in our absence as we return to the UK next week. I don't know if the bank people will arrange to have the breakers refitted, or whether the electrical company will have to do this in advance of completion as part of us 'signing up' with them. Or whether I will have to arrange this myself after completion. I suppose it may be the latter after I have hired an electrician to make the internal sockets and switches (also there is not ceiling lights) safe. Perhaps the lawyer is able to arrange for the electrical company to do the breakers before completion?

I'd be grateful of any guidance and also if anyone can recommend a good reliable qualified electrician via PM.

Hi,

It would be for your Solicitor to inform/ specify/negotiate this with the Bank & preferably have it confirmed.in writing.

Otherwise you may find any additional expense down to you.

Your Solicitor also needs to confirm.the Bank are not passing on any outstanding charges.

If any residual concerns then walk away.

You have probably considered all these points & can only hope you have a reputable Solicitor. Banks are Banks & there aren't the Regulatory bodies you find in UK.

In my experience you will need to get this sorted yourself by contracting an electrician to replace all the facias, make sure there is power to the sockets etc. As it's a repossesion it makes life harder as most things will have been removed - I've never been sure why that should be. The bank won't get facias refitted.You will have to get them replaced. Your agent should have details of reliable and reasonable (price & attitude) elecricians and other trades.

I would think that you are buying it as seen. The price should reflect the condition.

Do not assume anything here is are as they are in the U.K.  Not realistic,not sensible not fair.   It’s a culture thing. Possibly many years of Franco s regime.  I’ll sign it if three other people and three copies are taken and we won’t get shot,possibly lol.    Many here may disagree or agree but in our 16 years experience and knowing others too.  If you get a sniff of anything not right.  WALK.  There are plenty more properties.  Why buy hassle.  Good luck.   Let us know how it goes.

I’ve had dealings with a quite a few of theses now , and those that were told the solicitor would sort (which wasn’t many) didn’t , 

Is this a bank repossession or bank owned , there’s a huge difference

I think you will find there is quite a large 'deposit' to pay to the electrical and water suppliers as well.   I would strongly recommend using Fenie Energie rather than Endesa for electricity.  The agents for Fenie in are Avila in Antas. They are also contractors and will sort out all the physical stuff - you need someone who is an authorised contractor to do that. Can't speak highly enough of them. They don't speak much English so best to go to see them with someone who does.   The electricity will probably work out about 10% cheaper than Endesa and they react quickly and helpfully to any problem which is a  lot more than I can say for Endesa
