Could someone maybe give me some information about what taxes I should be paying for my property in Spain. I am not a full time resident & believe I need to pay IBI & also a non resident tax?

Regarding the IBI, should I be expecting to receive a bill or is it up to me to find out how much I need to pay & when?

Also, regarding the non resident tax I have no idea how to go about this. Do people tend to use some financial service to sort this?

The IBI was set up by our lawyers when we purchased and they also handle our non-resident taxes every November - usually for a higher fee than the amount we owe! I'm sure you can do it yourself but I wouldn't know how to do that hence getting professional help. That might be a orute for you too via a gestor or lawyer.

Hi,

IBI is payable annually during the autumn, for our first bill we visited the local Pulpi town hall office in San Juan de Los Terreros to register on the Padron and they printed the bill for us (I think they are at this office on Tuesday mornings). The bill is payable at many but not all banks and can be done at the ATM machines. Once you have paid the first bill it is possible to have all future bills paid by DD and the town hall will send out a form to be completed usually in the Spring.

Regarding non-resident income tax (Modulo 210); this is payable if you are non resident for tax purposes (ie you spend less than 183 days per year in Spain and own a property). It is payable towards the end of the calendar year for the previous year, we paid our first tax in October 2018 when we bought during 2017. The calculation is based on the Catastral value of the property. You also need to register with the tax office first by appointment, the nearest one is in Heurcal-Overa.

We used a Gestor service to register and calculate the first payment due, the cost for this was greater than the tax actually payable. Also each individual on the deeds needs to be registered.

The tax situation is different if you rent your property as the income received and allowable costs need to be taken into account.
