Can the landlord raise our rent

Does anybody know the rules for rental renewals. Our lease is up the end of May and we start renting again in October until end of May 2021 (Off season). Our plans have changed due to the virus and our flights have been cancelled so we are staying over the summer also - we have nowhere else to go. The landlord with the realtor wants to increase the rent by ¢1,300 for each of the summer months. Which is less than they usually rent in the summer. The landlord can raise your rent once out of the agreed leasing period. This is not the first case of greed with which I have come in contact. Your landlord hasn't a hope of renting out the place during the summer as the season is as good as dead. Even today the Irish minister for health advised that if anybody somehow travels to Spain this summer they will have to self-isolate for 2 weeks on return.

I came across situations such as yours when the ash-cloud problem kicked in some years ago when a landlord wanted to screw his off season tenants over Easter when flights were cancelled and he wanted increased rental.

If I were you I would approach the landlord/agent and put the case to him/her. If they don't come to some sort of amicable agreement, then find somewhere else to rent and don't do business with the landlord again. Ensure you get your deposits returned to you too.
