Hello,

My wife and I are considering buying a property in Roquetas de Mar centrally or other locations close to all amenities. Where are the best areas to live in Roquetas. We intend to stay  in Roquetas from October to mid April each year. Would it be better overall to rent during this off season period, as opposed to the convenience and comforts of owning a property.

We have concerns regarding Spanish laws favouring squatters, have there been many incidents in Roquetas and is there a reliable monitoring service available there.

How does Roquetas compare to Carihuela near Torremolinos, during winter, selection of restaurants etc.

Would very much appreciate relative advice.

the first question is are you able to stay for that period of time?  do you have Irish or EU passports if you are UK you will not be able to spend more than 90 days in 180.

Rent a place for, say 3 months, in a central part of Roquetas. Many places have off season rates, some as low as €450 month including electricity and utilities. Any of the estate agents will be only too happy to show you around. Go online to get a good idea of what is available. 

Use the time to get a feel for Roquetas and to check out the town. Sign up for meetup groups and make it your business to join in. 

It's worth mentioning that if you need get back to Ireland, there are very few direct flights from Almería, your nearest airport - you'll need to get to Alicante or Malaga. Malaga airport is further away but is more easily accessible from Roquetas by cheap public transport. 

If you're coming over by car this time of the year, there will be snow in the Pyrenées. This applies whether you travel via France or take the direct ferry from Rosslare to Bilbao. 

If you secure your property you should not have issues with squatters in Roquetas. However, be aware there is a very large immigrant population in the western outskirts of town, especially in low paid industries such as fruit-growing.  

However, all house insurance policies cover damage and losses due to breaking in and theft of your stuff, once there is evidence of forced entry.

In answer to your question, how does Roquetas compare with Carihuela near Torremolinos, I would say that there few similarities.  Roquetas has bigger and better beaches but Carihuela is much more focused on tourism and is much busier.  If you're driving, you'll find it easy to park in Roquetas, and for free as well!  

Roquetas is not a resort for people who want a lot of nightlife.  If you like dancing, there isn't a lot.  The porcentaje of Irish and British is lower and there are just as many tourists from Germany and the Netherlands and also plenty of national tourism. 

The cheapest areas to rent are right in the centre.  We have a place near the port which a isn't 'touristy' spot and which suits us.  The touristy part is about 3 kms from the centre but is nothing like the size of Carihuela.  The apartments I like best are in the Salinas area where the beach is more sheltered from the wind than than the beach in the tourist urbanisation and is  definately not an area where you will find immigrant workers or plastic greenhouses! There's a good shopping centre within close reach and easy access. 

Many complexes are not easy to enter unless you have a key as well to enter the comunal area as well as the apartment key.  We had no problems with squatters in our block near the port and because of Covid we hadn't used it from March 2020 until a week ago!

To stay more than three months you must be a resident, even if you have a Irish passport, the law states that if you stay more than three months you have to apply for residency, that as always been the case even before brexit they use to overlook it, (this is nothing new)
