Does anybody know the rules for rental renewals. Our lease is up the end of May and we start renting again in October until end of May 2021 (Off season). Our plans have changed due to the virus and our flights have been cancelled so we are staying over the summer also - we have nowhere else to go. The landlord with the realtor wants to increase the rent by ¢1,300 for each of the summer months. Which is less than they usually rent in the summer. A friend sent us an article from idealista that states the rent cannot be raised - linked to here https://www.idealista.com/en/news/property-rent-spain/2020/04/02/7465-what-spain-doing-help-rental-tenants-during-coronavirus.

Any help or advice would be appreciated - thank you

This post that was quoted has been deleted.

I know, but because of covid-19 the government have stated rents cannot be raised - look at the idealista article I attached. I just don't know whether the article is true

As far as I recall, rental contracts that terminate during the State of Alarm must automatically be extended by three months, at the rate the current contract is at.  CAB Spain would know more, but I definitely recall seeing the mandatory 3 month extension

Regardless of the rent increases.....unless you are a Spanish resident you can only stay for 90 days within a 180 day window.....This has always been the law but was never really reinforced when UK was part of the EU....But it will be now! So careful about signing for a long term at the end of this year....Big fines I suspect for those who do not comlpy....
