Rain disruption on Rambla de Oria

Hi looking to purchase a property where access is down the rambla. Wanted to know how often it floods and if it is inaccessible for a long time? Thanks

I would be more worried if your access is via a rambla then is it 100% legal.

Unlikely as it is probably built on rustic land.

Hi the agent/solicitor has confirmed the property is fully legal. Just wanted to know about the possible issues when it rains. Thanks

If your solicitor is the one recommended by the agent, then I’d honestly recommend getting a wholly independent check done.

No, this is not paranoia, as I’m sure various others on the forum will attest to.

With regards flooding, just remember that a rambla is a dried river bed.  Rains here are infrequent but over that way CAN become quite heavy.  I’d be very surprised if it didn’t flood.  I’d also be pleasantly surprised if it is, in fact 100% legal

Having living on rambla I can tell you it does flood but only when you get extremely heavy rain, usually April and September it then becomes totally impassable and if your drive to the house is actually on the ramble it will likely get washed away. never park your car on a rambla (any rambla). Thats the bad news, the good news is that when Rambla De Oria does flood the council are on it straight away they come in with heavy machinery and it is clear within a day. But if your drive gets washed away thats down to you.

Its one of the quirks of living in Spain
