It can be used outside as you have a solar panel but the panel does not store the power, it is direct usage, therefore this cannot be used of a night.

Hi I agree with Ebnab, We also live in Oria, but up in the mountains, we use Iberdrola for electricity, if you go into the shop in Albox they are very helpfull and will do it all. We have a old Cortijo which is very cool inside , this year is a tad hotter but we still do not feel the need for aircon. If you are buying a purpose built 'newish' villa, you might find this not to be the case, depends on how much insulation was put in when it was built. We had a .newish villa when we first came to spain, it was boiling in the summer and freezing in the winter, because they hadn't put in any insulation when it was built.

Hi This AFO business is a mine field. it seems to depend on who you ask. For Example it all depends on when the property was built as to whether you need one or not. To sell a property you have to have an AFO stating that you are either exempt  because the property was built before a certain year (sorry cant remember the year) or an AFO certificate, both will cost you money. As for planning, we live in the campo, we have no neighbours, we went to the town hall to see if we needed permission, and were told we couldn't have planning permission because we didn't have an AFO, so we asked how do we apply for an AFO and were told, you cant have an AFO because your house was built before this certain year!!!!!!!  I dont know whether you need any AFO about things inside the property i.e. air con or any refurbishment, When we asked our lawyer about an AFO, she replied, O dont bother, just build the wall!!!!!!! We told the town hall this and they said, yes thats fine, but if someone complains, we will knock it down and you will be fined. I gave up in the end and put up a fence which I can legally do without any permission. I dont suppose this is of any help to you, sorry But after being in Spain 8 years I still dont under AFO.

Hi Jenni, we live in Los Lobos, so I assume they have their service for here as well. We have a villa that we have used as a holiday home for the last 5 years and have now moved here permanently so need to look more closely at some of the issues that will make living here more affordable. Any advice is always welcome, thank you 😊

As far as I know you are right you only need an AFO for newer properties. With you living on the campo it is unlikely that you would get permission for any outside improvements, if you wanted a pool it would have to be above ground. I had a friend who lived in Orgarte and the town hall would not give permission for a garage because they were not in the village.  I am sure if they had built a pergola with wooden side it would of been OK as it would of been removable. It a different way of looking at things.

There are a couple of people who post here very regularly with good  authoritative advice- ie Dario martin and Truenudist.  It would be great if they had or could get accurate information on building permits and swimming pool permits, above or below ground, and how to get them, and permits to alter or add or build legally to share with us? It would be a change from EU residency rules, and whole new group of of us would be very grateful

Everyone will share my astonishment that estate agents, even the most established and recommended, do not have a good grasp of this subject but mistakenly believe that old cowsheds can legally become houses, swimming pools can be added, water and electricity  connected etc without any difficulty - even legal conveyancers have blind spots when advising.  One architect advises just building away 'there are only two inspectors' and applying retrospectively if caught.

Basically an AFO legalises houses that have been built illegally so you can connect electricity, water and of course, sell then on. There are restrictions which means you can’t Extend them or add anything to the original footprint. As you rightly say Dario knows more about it and I’m sure if people are interested and they post on the Mojacar forum he will reply. Andy
