Has anyone experience of owning a property with an AFO? We are looking to buy one but I’m a bit concerned with the restrictions. It seems that we would not be able to instal air conditioning, fly screens or an electric gate. Is that correct?

no you can do all of those you can't build on to the square footage of the original build or any extra out buildings on the plot without a licence some townhalls are issuing them some not.  you can't build up a wall but you can put screening on top of an original wall.

I am not sure what a AFO is but you can add air con, gates as long as they are on you property and fly screens.  A lot depends were you buy, I bought in Oria village and wanted to build a summer house.  I took my drawing to the town hall with the measurements, adding that the walls would be glass, roof tiled and pullers in brick.  It cost 45 euros to submit the plans, I waited 6 weeks and got my permission granted.  If you do not live in a village you may not get permission. i hope this info helps.

Thanks for that! So to do this work (say air con) I can do it without contacting town hall at all?

Yes you can put air con in without any problem.

I find that July and August are the hottest months.  Air con is expensive to fit and also to run.  I have lived here for eight years and have found fans have been enough.  This year we have a heat wave and personally I still do not want the cost of fitted air con so I am going to buy portable unit.  Ask me in September and I will let you know if they are any good.  I have just change electric supplier and have cheaper night electric, this helps to run fans etc for my use and my visitors.  I hope the helps, but keep in touch.

Thanks! I hope you don’t mind me picking your brains! Who is your new electric supplier. I’ve heard there is a bit of competition now on electricity.

In my apartment in Vera I use Endesa, only because they provided the service when I bought the place and I’ve not made the effort to chance. But I know I should because it’s very expensive!
