Do you mean that the boundries of your plot, which I suppose has a proper surveyor's plan, don't tie in with the measurements in the catastral office's plan?

I have no idea whether my experience is relevant to your issue or not, but about 8 years ago we approached an architectural company in Velez Rubio to look into our deeds to make sure the property was legal.

 In addition to establishing the legality of the property they also carried out an inspection of the building and land and found discrepancies between the actual boundary of the property and the boundary shown on the deeds/Land Registry. They addressed these issues with the Land Registry and a revised set of deeds were drawn up and approved.

Hi ,thanks for your reply and yes that is my understanding the boundaries shown don't tie in together which then has a 200 sq. meter discrepancy on the plot size.

That is not an unusual problem.  Only in relatively recent times a professional certified surveyors plan (topógrafo = surveyor, in Spanish) has been required, based on the boundry markers of the plot, which may be just a fence around a garden.  You may be required to get your neighbours to sign this surveyor's plan in front of a notary to show they recognise the boundaries as being yours.  It all sounds a bit complicated if you don't speak Spanish so is best dealt with by a lawyer or maybe or your estate agent can give you advice on what to do next.
