I have just bought a property in Oria. It's old  and a full renovation however every time I ask people for advice (local ex pats) they say just do it. As with the people o your forum asking about putting a caravan on their property one piece of advice was just do it. I was told I need a habitation certificate, I told my solicitor I would go to the town hall to apply for one he nearly fell off his chair.No,no problem, he said, is okay what's ok? Do I need a certificate or not?  I knocked a garden wall down to park my van , oh dear, a lot of tutting and shaking of the head and also a lot of is ok no problem especially from the local Spanish people.One chap said he had totally re-built his property,done the electrics and water himself and had never asked permission for any of it.What does one do? Can't help you in the main but we do know that the laws have changed markedly over recent years. Friends of ours had to  pay retroactively when they reformed without a building permit and were only saved in that the Town Hall in Huercal Overa had mislaid their application years before. The Council's Architect called to inspect and levy a 4000€ charge before the property was made legal.

Sorry but as with the Caravan it can be a legal maze out here and If nothing else I think you need formal legal advice. I know it's a way to travel but you can get an appointment and opinion from Mr. Davies a well respected Brit Solicitor in Mojacar who we have used effectively for guidance several times. The opinion/ guidance used to be 50€/appt but you will know definitely. Take all your documentation, any letters, etc. Sorry can't be of greater assistance as our finca had been legally reformed when we purchased 13 years ago.

Thanks Bob & Sandra,  I have heard of huge fines being imposed, but most of these are for major renovations extensions,bi-fold doors, pools etc I have no intention of changing the footprint of the property. Maybe new windows, gates in the wall. Their's only 3 or 4 properties in the area and if I could make mine blend in I'd be more than happy

We can only wish you the best of luck whatever choice you make and every happiness for your life in Spain. Hope it's not too cold up with you? We have moved from our cottage/finca outside Puerto Lumbreras to our apartment here in Mojacar as it's far, far warmer and we lost our Solar in the Inundation of December. Just repaired.

We know of a brilliant tradesman up your way who does everything at both ourproperties. We don't use coastal tradesmen/ Companies as usually more expensive. Anyway let me know by private message if we can advise on any way.

There was another thought. Have you heard of Arboleas Forum? I'm referring to the original and not the newer Arboleas EU. You would need to join but it's free and there's 24 hrs to membership but if you post on.there you will get loads of replies as many have been here for decades. I remember a similar query about work on properties in Arboleas where permission was required from the Town Hall for everything but painting, but then in specific colours.

So just a thought. Costs nothing but time. Watch out for cowboys. Still plenty around including Belgians now!!!!!!

I have just massively renovated a house in Roquetas. New windows, changed indoor walls, moved bathrooms. I used local tradesmen that I have known for many years and the only certificate I needed was for my skip which the police are very keen on checking up on!

I can only quote what is required in Arboleas, you can replace doors and windows without a building licence providing they are of the same size.

i suggest you call in metalbox and ask for javier he is from Oria and i am certain he will point you in the right direction and as someone as already said beware of ex pat cowboys .
