Hi All,

I am new to this forum and am in the bewildering stages of buying a small dream property on Mojacar Playa. My Wife and I in the early stages of the purchase but know that we will need to undertake a small amount of building work which will involve a standard pool installation, extension of a terrace and possibly adding a small additional bedroom over the single story building at some point. We are finding that the purchase process is moving quickly but we desperately need to be sure that we can afford the building work! Obviously in an ideal world we would have quoted lots of companies while we were visiting and taken more time, but unfortunately time simply ran out! We are trying to slow the process down and remain in control as we are not millionaires and need to be careful with every part of the purchase. If anyone has any ideas, comments or recommendations on builders and technical architects etc please do let us know. Any advice will be much appreciated.

Hi,

Wow, you have really set yourself some targets.

If you go to the Town Hall they.will give a list of accredited, legal builders and architects although you can find lists on The Almeria Focus Magazine and Directory which is also on line. Not sure if you have to be legal to have an entry.

Would have thought your Solicitor could have advised re. the above.

Almost all building work requires authority/ permission & a permit from the Town Hall/Ayuntamiento whether it be for small work or not. I understand it has become increasingly difficult to obtain permission to have a pool constructed but this is hearsay.

I would never take the word of any builder that permission has been granted but would want to see the permit itself but in english. Any comeback would be on you.

The staff at the Ayuntamiento on

[email protected]

are excellent and I have found them helpful at all times. E correspondence is in English.

Well I hope this post will be one of many from a.number of members but feel from the work mentioned you need a bona fide Building Company and not some jobbing builder.

Thanks guys. Yes our solicitor has provided us with lots of information and direction but we really wanted to get the opinions of those who have been through it all. All very much appreciated.

Don't do it. If you buy you are always tied; easy to buy but impossible to sell.

You can rent very nice places forever and keep your equity intact. And you will need even that after you get residence and into the heath system.

Also, look at Spanish inheritance laws; many pitfalls!

I would recommend a conversation with Mike Hamilton at Hamilton Leon (google them for a phone number or e-mail). They are based in Lorca, so I'm not sure how keen they are to stretch to mojacar, however they are knowledgeable, professional, and will help you through the planning process as well as doing the work to a high standard.

Hello Kev imo David Pritchard is the best builder around. Totally honest and legal. Lovely man and family. Only downside is he is a Bolton wanderers fan. Lol.  He will deliver a first class job.

Ta for the advice. As for Mr Pritchard.... I made a phone call to enquire about interest and availability, sent plans via email as requested and have since emailed twice without even the basic courtesy of a response. This typifies Brit tradesmen.
