Hi all, hope someone can help a little with this query. My beloved and I have travelled far and wide looking for somewhere to retire to. We eventually came to Mojacar Playa and fell in love with it. We have made enquiries about several properties and have settled on one in a small complex of properties called Residencial Andalucia. I'm sure I'll think of many questions later but at the moment there are only two. Is this area a residential area as the name suggests or are they holiday rentals. I'm praying they are residential only. Secondly, people living in this type of communal living, what do you do for storage, namely bicycles, tools even suitcases. When I look at the pictures online I can't seem to figure where people store the items they accumulated. Hope someone can advise. Many thanks. Paul

I think you'll need to talk to other people who own there, or your estate agent should know what the split of permanent residents to holiday home owners is. I'm afraid that having Residencial in the name gives no clue to how many people are there all the time or whether it's predominently holiday rentals.

Hi Paul, Welcome to Mojacar Playa. Some sound advice there from Rob. Many people own apartments/duplexes/houses in Mojacar in Residential complexes. I would say most rent out their properties to help with local taxes and expenses. Just assume that 90% of such properties are rented out to holiday makers and the remaining 10% are rented to friends and relatives. You won't go far wrong then.

Hi, thanks for the replies. If the level of rental is anywhere near what's been stated then that's so disappointing it would put me off living there. Mojacar Playa is such a lovely place that we are willing to make many concessions on home type/size to live there, but to be constantly surrounded by holidaymakers is a concession to far. When we first looked at community style living it didn't really appeal, but after speaking to people in other parts of Spain it has slowly become more appealing. When I spoke to people living in such communities I never thought to ask what people do with the stuff they normally store in sheds/garages. Looking at online pictures of Residencial Andalusia there doesn't appear to be any storage areas. Not that I'm a hoarder. Paul

Hi,

We live on a small complex of 60 apts in 2 blocks.  The blocks are each divided vertically by the access stairs. We are the only semi permanent owners and even we travel quite a lot. We have a long term renter next to us who is a drunk. Unfortunately there is another.drunk.the other side of the stairs & when they get together often the Police need to be called.

In the 60 apts less than 10 live more or less full full time and its bliss apart from the drunks, a bit on weekends & horrendous July/ August.

Where are you in relation to the nightclubs???

Storage-we are  lucky as have a gated  end of corridor, 3 bedrooms & a country cottage but oft need to move items to cottage to store. My wife, God bless her, is clothes mad and all wardrobes overflow. I occasionally see people looking to rent a garage!!!!! ?storage.

Over the 16yrs Mojacar Playa has become busier & busier. Just the way of the world.

Hi Paul, and welcome to the forum.

Here's my take on it. 

We own a very nice 2 bed apartment in a small gated development on Mojacar Playa. There are 20 apartments 19 of which are owned/rented/occupied on a permanent basis and all the residents know each other and get on very well and there is no bad behavior. 

The one holiday rental apartment belongs to us and we go to great efforts to ensure the guests we rent to are over 30 years old and we do not rent to all male or all female groups. By doing this we preserve the tranquility and good neighborliness in the development thus not upsetting our neighbors. Many of our guests are retired/semi retired Brits who stay for 2-3 months same time each year and have become good friends with many of our neighbors. So, not every development has rowdy holidaymakers and in my opinion rowdy holidaymakers are like hens teeth in Mojacar compared to a lot of other Spanish coastal resorts. 

It really depends on where you buy so you need to do the research. I would strongly recommend that you do a google search on say trip adviser or booking.com as this will tell you if the development is a tourist magnet that you might want to avoid.

I'm not sure where the nightclubs are to be fair. But I'm assuming if I walked out of the commercial centre, facing the sea, then they would be on my right hand side, the road towards Carbonera. Can only imagine they'd be in that direction as most of the bars seem to be that way. The property we're looking at is in the opposite direction. Some distance away. I've tried researching online but not much info to be found. The estate agent, though very helpful, doesn't seem to know if it's a full time residential community or not. Really appreciate the replies. Every bit clears the fog a little. Crancrank, I would love to know where you live. It sounds ideal. Bob, your so lucky to own two properties. Don't think I can afford a lock up as well as a home. Thanks again. Paul

Correct. To the right facing the sea. We get Mandela's backbeat & one other & the yobs .that come with it screaming & shouting at 05.00hrs. And the all night chicken shop & the litter on our Calle and them trying to get in the Communal Pool if some moron leaves  the gate open. Always Spanish youths. The Police do nothing.

Yes, left is better. When we purchased in 2013 as a 2nd property, as Sandra's Xmas present,-no drunks. The worse is a real slapper of an elderly Brit female who is loathed by everyone on site.

Me, I abandon Mojacar July/August if 'in country' as the cottage is 2km from humanity. Just flies & dust. Sandra loves Mojacar.

Plenty of room in our shed!!!!

It is a conundrum.

Wow, sounds like a nightmare Bob. What does your wife find to love about it. Makes moving to Mojacar sound like a bad idea. Not sure how you tolerate it, whether their Spanish yobs or yobs of any nationality. Paul

Gratefully it's just those Summer months. With the fan/AC on and the double glazing one is cacooned. Guess it's what one is used to. Actually apart from the drunks the complex is generally quieter and they weren't there when we purchased so that's life.

Gratefully we have our Motorhome here as well as.properties in Oz & Goa.

Was a real wanderer before meeting Sandra. Ex-military, etc.

We always advise renting before you buy but given the above it would have made no difference.
