Hi

We are finally visiting Mojacar on the 22nd to hopefully view / purchase a holiday apartment. We are keen for a 'lock up & leave' type of property on a complex. Can anyone tell me if building / property insurance is generally something that is covered on a 'block' basis with other apartments, so would form part of communal fees? Or will we need to arrange separately? If the latter, can anyone recommend a trustworthy insurance broker in Mojacar....thank you.

Also, what type of survey is generally recommended on apartments? Are surveyors normally recommended by a solicitor or would you have any recommendations on this?

Just one more question, on property listings, like in the UK, I see that Energy & Emission ratings are shown. I have noticed that many of the apartments advertised have very low ratings of around 'E, F or G'. If this were a UK property I would probably be a little concerned. But would it be fair to say that with the climate of Mojacar, this something that I shouldn't be too concerned about? I hope that makes sense, any views would be appreciated.

Hi you will need both contents and building insurance. Make sure you are adequately insured in case , heaven forbid anything should go wrong.

When you consider who to go with remember to ask where the company is based as this will have an affect on any claim you should have.

Abbey gate are an English owned company with the loss adjuster based in the costa del sol. You would have to find any professionals yourself and submit their estimates. This could be a lengthy procedure particularly if you don’t have a list of good tradesmen to refer to.

Mapfre are a Spanish insurance company that would send approved tradesmen in the event of any problems and carry out any repairs that were necessary.

If you are using a Spanish lawyer ask them what they would recommend before you part with your hard earned

Definitely Mapfre for insurance from my own experience & there will also be community insurance to pay. A survey is a must & any solicitor or sales agent can provide names.The energy ratings are low on many properties due to draughty windows & doors ,among other reasons, which you can replace & double glaze. Winters in Mojacar can be quite chilly so you will need a snug house with some sort of heating.
