Advise on security & safety of rural properties

Hello all

We are renting In Mojacar & are looking to buy a property. We are “young” retirees who love their golf & and all social opportunities surrounding that. We will be relocating but spending chunks of time back in Uk with elderly family members.
We adore the epic”views” and are drawn to buy a detached villas with them but not “isolated” as such (market opportunities dependant) 
My question to you lovely locals is this: when vacant is there a history /high probability of ‘campo’ properties being targeted by either burglars or squatters? 

Any advise or recommendations so very welcome

Hi Sophie,

When somebody from outside Spain asks here about buying property most of the advice you'll get is to rent and hold onto your home country property. Please see such threads. You could start by reading back on my posts if you have the time and endurance.

But, if you are hell-bent on purchasing (I presume you're in you 60's) your solicitor will advise on the legal status of your intended purchase. This is especially relevant in campo properties.

There is the possibility of squatters at all times. But, taking the usual and some unusual security precautions you should prevent this.

good neighbours and a security system should keep it all at bay.  We lived 16 years in a villa in a street and the only crime that happened was an attempt to steal some locked up gas bottle next door, they had no gate just an open driveway. 

down the road on a more isolated street they had a break in when they were away but they had open fields at the back and no neighbours at the time and no alarm.

If you're going to be in the UK a lot of the time, as I am, the only way to go is a monitored alarm system. If it goes off it doesn't help you much if you're a thousand miles away and it's 3 in the morning.

There are a few companies offering such an alarm system, I went with Securitas Direct, or Verisure as they are known in the UK. If the. alarm is triggered, they will call you to see if it's you. In 2 years I've caused 3 false alarms and my phone was ringing in less than 30 seconds. If they can't get that confirmation or there is no response, they they can send out a security guard and contact the Guardia.

I also added my own external PTV security cameras which can cover the entire plot, just so I can have a look see around and see whats going on real time.

Well young retirees,  if you enjoy playing golf and have the finances to purchase a villa and then be able to afford the high cost of managing it here's a thought look at a penthouse on a golf course and have no worries about security issues.   Just a thought

That’s a great idea and one that we have been mulling over tbh. …. anyone know anything about the “new” Macenas golf resort? So many mixed opinions … would love to hear from people with first hand knowledge

Last time I saw Macenas golf course (September 2025),  it was a dried up, unplayable large sand pit and forlorn looking piece of real estate. Other than that I know nothing of its future.

We have heard that the (slight) risk of a break in is higher when you're at your property, because you may have brought cash, jewellery, laptops etc with you. 

The suggested security systems are definitely the way to go. We use Avenza for our internet and security, with an app on the phone that means we can switch the alarm on and off from anywhere and are notified of any issues.

Hi,

We purchased on Macenas 18 months ago and we love it. 

The golf course works are well under way along with the Los Altos apartments and both look very impressive. 

The unfinished villas around the resort are also nearing completion, buyers have also purchased available plots and are having villas built, altogether its looking great,  maybe a visit to the sales office would help in your decision making?

We are really happy living here on the 90/180 day rule, like you will be, we also spend our time between Mojácar and the UK and up to present day have had no personal experience of any security issues.
