Hi

We are Jim and Lynne moving to near Heurcal Overa in late October, to our new to us holiday home. Help needed on info on payment of household bills.

Are rates and rubbish tax paid annually and if so when, can any balance of payment be recovered by vendor.

Assume services, electric, water phone etc are paid monthly by standing order.

How do you stand with house insurance if the property is left unoccupied for 2 months.

Look forward to help and meeting folk in near future.

Hi,

Can I take it in reverse order?

To the best of my knowledge all Insurance Companies allow a period when you are away. All.you need do is ask.

We were with Allianz & there was no limit but when we.had a claim the service was ATROCIOUS. After the December'16 Inundation we were without power for 8 weeks running on geni. Currently with Liberty Seguros for both properties and.just e mail for info and quote to Kevin Lewis, Liberty Seguros, Albox or Ged, Liberty Seguros, Mojacar. We try to use Spanish and did & it was a debacle. Insurance is too importance.

Never a problem also with ABBEYGATE but a horrendous form. Also Ibex quite complicated.

Now services. Depends on Company. 

By DD,

Water every other month 

Electricity monthly

Basuras -can't help but in Albanchez it was every other month.

IBI annually

Rates  quarterly in Mojacar.

It really is a mishmash of a system but.of course your Solicitor should advise you of all this as he will have the bills of the previous owners & one of his/her functions is to ensure that all outstanding bills are cleared by the previous owners. He is also able to set up the appropriate DDs for you if he has your Bank details. Make sure he/ she doesn't forget the IBI. Ours did and 12 years later we were embargoed. The IBI number is on your Escritura.

Phone- depends on Contract as would Internet, etc. but ours is monthly for both.

If.you.would like to pm me your Solicitor could comment. We would no longer recommend ours.

Anything I've missed let me know but hope its been of some use.

Hi, partner and myself moved to Urcal late March, from what we know, you can pay utilities by standing order once youve been in touch with the relevant companies, Galasa does the water and obviously depending on use it's in the main cheap, we have just had a very high water bill for the previous two months but two contributory factors were a skimmer system leak we didnt realise was being topped up by the automatic pool top up device as well as problems with the irrigation system, now theyre both fixed her bills should return to normal of around €45.00 a month, she could give you more precise numbers as can/will others on here.

Electricity via Endesa and/or others is on a par with the UK and gas comes in bottles, Repsol etc, around here the gas guy as we call him comes every Friday afternoon, signalled by him driving his truck around honking his horn lol. Usually gas bottles are about €14.00 or so.

Partner is just about to pay the Spanish rates/council tax some time in October so you may need to factor this in (unless youre seller is very nice and very kind and is paying it as a gesture of goodwill lol) and pays the yearly equivalent of what she paid for TWO months back in the UK.Approximately €250 against what must now be close on £1600 !!

As for house insurance are you meaning that you are only coming late October and wont be here for two months or meaning you only intend residing for 10 months, going back to the UK for then in which case you'd probably be best off buying 12 mths cover and just locking up and leaving or getting a property management company or neighbour to keep an eye on your property, depending on exactly where your "near Huercal Overa" property is, around here the street lights are on all night and neighbours tend to do an unnoficial neighbourhood watch lol so youre much safer here than in the UK.

If youre close to Urcal there's a nice Spanish run bar with events thru the week, there was a jamming session Wednesday and theres darts every Thursday, everyone is very friendly/chatting and it's easy to socialise.

Any other queries you have just ask away, there's someone with reasonably good knowledge of most things lol.

Hi, before we bought partners villa thru the Vosses we were shown other villas by Coles of Andalucia who kindly provided a breakdown sheet of the total average outgoings for a three bed two bath villa, everything including gas, water, electricity, council tax, rubbish, the whole range of what you could expect to have to pay out and the full total came to less than partner would have been paying for council tax aloneback in the UK, even if you allow for recent increases in utilities here the totals are still far less. We still have the info sheet if you'd like to see it.

Apologies I did not get your names ?

We are hopefully relocating to either Huercal Overa or La Alfoquia later this year, we are buying a 3 bed 2 bath villa with 8x4 pool and I would be very interested to see the breakdown of costs that you have available.
