Hi all, my wife and I are looking to buy in Almeria, Oria appears very good value however we would welcome your comments on a number of areas. 

Firstly, How do you guys find year round travel to and from the UK regarding time, availability and cost.

Secondly, I understand the rural area of Oria is much cheaper, is this due to isolation, lack of amenities etc and how far from the town would people suggest is far enough, in general.

Thirdly, how difficult is it for ex pats to purchase in Spain at the moment?

Hi,  I live in Rambla de Oria- which is a rural area near a hamlet. Oria itself is a village rather than a town really. It is very very quiet. ( that might be a good thing for you, it is for me!. )The population is largely elderly. In the village itself you have the town hall, medical centre, sports centre, outside pool in summer school holidays, several small grocery stores, a bakery and a sunday veg market, petrol station, as well as a few bars. The countryside is mountains, surrounded by almond trees.

I have to warn you that it gets quite cold in winter- colder than other areas like Albox, Arboleas or towards the coast. I personally tend to use Albox , rather than Oria for most things and there is more going on there as well.

No problem with links to UK -Murcia or Almeria or Alicante...

But you do have to be prepared to do fair bit of driving in general around here, depending on what you want to do of course.

I cant see any problem with ex pats buying here at the moment.

That is the most factual & objective response about Oria that I have ever seen on this Forum.

Most tend to minimise the Winter temperatures & the distance from.the Coast.

Hi, agree with everything Jenny said.  Temps in the village itself where I live are usually about 2 or 3 degrees lower than Albox where I split my time living.  Agents often state Oria when it is actually somewhere maybe 10 or 15 minutes drive away from the village but comes under Oria.  If you look at properties along a rambla then there are likely to be a few days a year you will not be able to leave your property due to water/mud  running but usually ok after 24 hours.  Depends on your health/mobility  too which may be ok at present for living in the sticks so to speak where there are no shops, doctors etc. so take that into consideration.  Buses in most villages and Oria is no exception are almost non existent such as one or two a day. The town hall in Oria is very helpful and a few staff speak English.  Post is another consideration as you may well need a Coreos post box if you find one close to where you may be going to live or one of the specialist post shops such as in Albox generally costing 40 - 60 euros per year.  Some form of heating would be advisable, electricity is not that cheap here but you can shop round and do different plans.  I have gas for central heating, very large bottles approx. 60 euros a bottle.  My electricity costs are approx. 60 euros/month but I have no pool and that puts the price up plus water too. Being in the village I'm on a water meter and think I average around 12 euros/month. Best of luck in your search, there is some lovely scenery around Oria which is nicely placed to access Albox, Olula del Rio, Chirivel and the autovias (20/25 mins away) such as the 92 or 344 for faster travel to Murcia, Alicante, Almeria etc.

We live in Oria, on the edge of the village.  Everything essential is available here.  Three small supermarkets and a couple of hardware / DIY shops. there is a doctors, a pharmacy,  a post office and a petrol station also.  It is slightly colder than Albox (20 minutes away), but has beautiful views. We heat the house with calorie gas heaters (which is not expensive here) and a log burner.  It is a very friendly village and my husband and I do not yet speak any Spanish. Little to do than enjoy the sunshine though.  1 hour to the beach or 30 minutes to other areas to take part in any activities you may be looking for.  You get a lot more property for your money here though, so you will have to think it through.

Hi there, we are planning to move 10 mins to the west of Oria in 2021 and have bought a 5 bed house which is available to rent once our current tenants move out to be nearer to their childrens’ school - alternatively, my son has 2 bed apartments in Oria itself if you would like to spend a week or few experiencing the village.  If you’re interested, I can provide more details.  It’s a way of finding out if Oria is the place for you.  As other posters have said, it is quite cold (UK cold) at night, though warm in the day-time sunshine.  Oria is also quite windy!  The pay-off is that summer temperatures aren’t generally as high as the coast, which can go into the late 30’s, and it’s 1000m up, so many less flies which many complain about at lower altitude.  

I fly to and from Spain 4 or 5 times a year and - with early planning - don’t tend to spend more than £70 for return flights.  A car is essential as the 3 nearest airports - Almeria, Granada and Murcia - are all about 1.5 hours’ drive, but I find the motorways so easy and (almost) empty to drive and rent a car for between £39 and £70 a week on all my visits for 3 years - which adds up to about 15 visits.

I know this was from a few years ago but I'm considering moving to Rambla now . Does the town hall clear the road quickly after it  floods and how many times a year does it flood. Are they many fly's most veiwing I've had properties have had a lot of fly nets up or fly free screened areas . Thank you

Very useful and informative as have bought a townhouse nearby. Can you advise names of car rental companies as the cost of the one you suggested sounds very reasonable.
