Hi we are about to purchase a property on the outskirts of cantoria we have asked for its address so that we can start ordering items for delivery etc but the address given by the solicitor would seem strange and dosent relate to the property but on the sale doccuments its classed as rustica so do we get a new address from the council so that we have something to give to relatives etc or is the address we have the one we have to use any advice please thanks paul and Denise
Rustic is land is not zoned for residential purposes but is instead zoned for agriculture, forestry, nature reserves, flood plains etc. It is otherwise known as Non Urbanizable Land or “Suelo No Urbanizable”
sorry but lots of illegal builds there.

First thing STOP the purchase, if it is classed as Rustica then it is probably illegal as LMJ says,which solicitor did you use????

Hi that's a bit worrying. The solicitor we are using is Miguel Rodriguez firm name despacho Juridico MRA Abogados albox do you know of them

Thanks for this info our solicitor seems on the ball he found that the pool was not on deeds and has insisted it is put on by the seller before purchase there are other properties around one owned by a very rich person it's in the area of tomacal we have re checked the address and it doesn't say rustica so I might be mistaken however I will be checking with our solicitor to make sure it's all legal which he said he would make absolutely sure before final signings

Maybe also do so.e digging yourself with the Town Hall. Take a translator with you.
Regarding the mail, we git it delivered to Total Entertainment. I think there might be one in Albox. That way you are sure of your mail and parcels arriving at their destination.

We have a rural property and so have a PO Box for post but large deliveries haven't been a problem. We use google maps to pinpoint the exact location and WhatsApp to communicate with drivers etc. I think drivers are used to going off the beaten track and are very accommSo far so good

I'm sorry to tell you this but not all solicitors here are trustworthy. I don't know yours. Why did you choose him? Was he recommended? If so, I hope not by the estate agent.
Do some serious digging yourselves. Check what the town hall knows about the property and also check with the land registry . Look at sedecatastro.gob.es cartografia. You'll be able to see your property on the map and see what is and isn't registered . We almost bought a 3 bed house in Albox a few years ago but when we checked this website we discovered it was actually a 2 bed illegally extended. Of course the agent said it would be easy to legalise but no chance, we dropped it like a hot potato! Be very careful with rural properties, and some urban ones too!
