Hi all,

We have just sold our property in the UK and wish to buy a property in Arboleas. We have friends that live in Alicante and they say that you have to apply for your NLV in the UK and prove on your bank statements that you have 37000 euros in your bank account. We won't have this until we have completion on our property sold. Would it be the same in Almeria. Appreciate any answer to this.

I thought it was 33,200 for a couple? But none the less make sure you don’t fall foul of the Spanish capital gains tax. There has to be a certain length of time before you get your visas or you become liable to tax. You need to take advise from a trusted solicitor who deals with it or it could cost you a pretty penny. You need to apply to the Spanish consulate in the UK for your NLV. You cannot do it from Spain n

apply for the NLV in the UK through the Spanish Embassy get a good solicitor in spain who deals with this get all the documents you will need for the process check it on the internet site you need a police report as well.  Lots of red tape involved now but it is still possible but get it right and watch what you buy in Arboleas still ongoing legality problems there.

The IPREM is 36,000€ for a couple for year 1 and double for years 2&3 and 4&5 if the money is from savings only. If you have a pension or income from rental property this taken into account and you can use a mixture of both savings and pension income. Of course the pension income doesn’t need doubling. You apply in the Uk for the NLV and you need several documents to apply suggest you also search on self help groups on Facebook. Once you have the visa you need to move to Spain and within 30 days apply form your TIE to get this you need a Padron to get this you need to fulfill certain criteria ie have a long term rental agreement or own a property or a home owner allows you get on their property padron

also remember you have to cover your health insurance costs unless you are state pension age and can use S1 to register on Spanish system

Thanks very much for your reply. We are in the process of applying for our Acro certificate.  As I understand,  we cannot apply for our Nlv until we have completed our sale so that we have sufficient funds in our bank account.

If savings are your main proof of funds then yes if that’s from your house sale. Timings are difficult we got our visa before we sold ( well received our funds on completion). We were in Spain when the money came through but had sufficient in the bank. Get a letter from your solicitor to prove the funds origin. Regards Arboleas there are properties with the paperwork to legalize them. ALO services in Arbare highly recommended to advice on any properties you see.
