WE are part way through buying a property and today learned that it is on unconsolidated uban land. It has all services and was supposed to be legal. Have searched web for info and  not finding anything very reassuring If we procede with sale it seems we could end up with huge bills from townhall for future infrastructure Does anyone know anything about this or where we can get info, It is arboleas area

Hi Penny,

"Supposed to be legal" = Illegal. Talk to your solicitor and fast.

There has recently ( a month or so ago) been a change in the law relating to this in Almeria, even the head person in charge of what we would call in England 'planning permission' at the Huercal Overa ayuntamiento said that he did not know how this would work in practice for at least a year.  I think the general intention of the change is to legalise what has been a fait accompli in many places, with so many houses technically illegal- but this is Spain, who knows what will actually happen.  Laterally thinking, it could be that if the new law is effective, newly legal houses will probably be worth more than they were- is yours a 'bargain' at the moment?  Maybe you should gamble?

Bess, with due respect - Don't gamble on Spanish property. It has more losers than Las Vegas or Cheltenham Festival, I kid you not.

Problem is that any of the 1000s of houses could have the same problem, it could apply to any of the houses in the area. It all looked fine, small estate all services connected. The solicitor discovered the problem when doing the searches and we do not know that it is a problem until we speak to her when office opens on Monday. On the face of it the only way to avoid the problem is to buy on a huge estate with no empty plots oe undeveloped land in the vicinity.

Matthew you are always right, better to live safely in Ireland as you do.   There are after all vanishingly few happy British people living in Spain in their own houses, particularly in Almeria.  Those that have been foolish enough to buy, wake up, squinting against the merciless sunshine and beating their breasts for their foolishness.  Why did they gamble their small  high rise flat or terraced house in the refreshing drizzle for a spacious residence e with a swimming pool in near perpetual sunshine for  the misery of living in Spain? QED
