Just a note of caution, if you are buying a villa built on rustic land throughly check that the deeds are registered correctly and the property has the correct permits for swimming pool, garage etc. Do not rely on estate agent or solicitor to tell you the truth, check for yourself at the land registry, property registry and the local town hall.

We trusted solicitor and bought a completely illegal property, built on special protected rustic land, should never have been built.

Be careful.

Kay and john

Hello Kay and John.

We found our piece of paradise in Los Carrascos.

We look across the Almanzora Valley and are privileged to be able to walk the hills and valleys every day.

The people are so friendly and we have settled in quickly and effortlessly.

Our only word of caution as has been touched on by others is to shop around for any jobs you need doing. Dont be afraid to ask for recommendations from neighbours and this forum. Everyone is happy to help eachother.

Definitely don't have any work done through your estate agent. We had to have some access work done ready for the day we moved in. (We had a 93yr old with us)

The agent assured us that their builders would get it all done at a great price.

We quickly found out that we were ripped off big time. Also the work has turned out to be absolute rubbish. Cheap materials and poor workmanship.

We hope you find a wonderful new home and please let us know when you have moved.

All the best.

Berni and Steve Albrighton

We sold up and moved lock stock & barrel from UK to Los Higuerales, we built a great Holistic Therapy business there too so brought it over as well and fell in love with a place that is 3 seperate self contained accommodations to rent out... But finding friends was easy, everyone is so helpful but you will get some that give you all the horror stories about what to watch out for, definately listen to them and be aware as some are very helpful even though frightening... Its a different way of life here for sure, lots of paperwork if your running a business and most things need sorting at the town hall in person as business communication online seems quite slow everywhere..

Always get many quotes for work that needs doing... Its surprising what some say you need when others don't..

Sit back and relax, enjoy Spain as its beautiful...

Me too, buying a property now in Arboleas. Feeling the same as you, scared, excited, nervous etc. etc...

Perhaps we should keep in touch and help each other through the ups and downs of the whole process. It's such a big step, but when I was there 2 weeks ago, everyone seemed so happy and relaxed, it made me want to belong. X

Hi to anybody that may read this.

We live in England at present ,house on market and hoping to to move this year. We are coming in March to check some areas out just to confirm where we might like to live . I'm sure we wont get all our answers on this visit but it's a start.

we are new to the forum . We are scared but also excited  about the big move so any reassurance will be gratefully accepted. We will be retiring there. Also hope to make some nice friends .

Kay and John

Ps.hope someone answers me as iv noticed in the short time iv been on not all messages get a reply .I understand maybe no one has the answer to them.

Hi. My partner and I moved over nearly 3 years ago and it's the best thing we ever did. Certainly never want to go back to UK. We're lucky to have 2 places, one in Mojacar which we rent out as a holiday let and use ourselves when it's empty. That's enough to satisfy my partner's love of being by the sea! Our main house is in Arboleas. It's a beautiful area but an awful lot of Brits so we tend to seek out more Spanish places when we go out. You need to bear that in mind when deciding where to buy. Also whether or not you speak or will learn to speak Spanish.

Things to be aware of: Very carefully check legality of property you intend to buy, use a solicitor not linked to the estate agent or seller, and become fully aware if your tax situation to avoid anything unexpected like CGT due in Spain on a property sold in the UK! Also be aware that you will need Spanish wills for assets in Spain - the law regarding inheritance is very different here. Also, many banks have high charges so you may wish to choose an internet account. Best of luck and enjoy looking.
