Hi,

Am new to this forum and want to thank you for letting me join it. Have been reading up a lot about moving to around San Juan de Los Terreros area. I was trying to work out whether it would be better to rent or buy.
I hope to sell my house in the Spring. What are the monthly outgoings with both buying and renting- utilities,council tax, private health care etc . I wanted to make sure I would have enough money to allow me to stay there permanently and understand I would need to show savings of 26k per annum. Any advice would be very much a

With the information supplied I reckon you'll have to allot circa €2500 per annum against utilities, Spanish taxes etc if you buy a place. That's for a start; if you rent out the place you'll need somebody to look after it, maintenance etc.

Read my Lips:- Rent for as long as possible until at least you know your ground.

Thank you for your help Matthew. There is so much information to take in. I am 59 and therefore will not be looking to work.

My money will come from the sale of my house and other income will be my state pension. Have exhausted money from my private pension. It seems very confusing that some are saying it goes of savings and other day it’s based on their pension???

Can you shed any light on this????

Hi Debra, I'm slow to give advice on a subject I have no experience. For the record I live in Ireland and we spend around 180 days per year (pre Covid) in Spain. We play Ryanair Roulette (with all the airlines) and if the price is right we're off! - sometimes arriving with my hands in my pockets, but Mrs Matt always brings cases and uses up any weight entitlement I have too. 

I don't know the regulations or conditions regarding income for immigration in Spain. We're lucky (thank You God!) we can maintain a good apartment in Spain. I know you want to sell your house in the UK something I have always advised against on this forum. But, I have seen people in their 70's sell out entirely in the UK and resettle happily and successfully in Mojacar which makes a mockery of my advice.

if your only income will be the state pension when will you be in receipt of this?  you will have to show that you have enough money to cover the time until then at a rate of 26000 per annum.  unless you have a big savings pot from the sale of a property and enough to purchase or rent a property in Spain you will also have to fund your health insurance costs one year up front the cost will depend on your health of course.  you need to check out the requirements needed now for moving to Spain very carefully before you come.  try to rent for a short period to get the lie of the land before you commit to it and buy.
