Welcome to the forum and to this part of Spain. If you put an offer on any property you will have to follow up with a deposit. Otherwise, it ain't an offer. I would not be in too much of a hurry to do anything if I were you. There will always be a plentiful supply of property in the area and you appear to be a gift horse to anybody selling.
The days are long, the sun is shining, the heat is welcome, there is a holiday atmosphere in nearly every road and you have a few bob with which you want to part. Always remember the bank manager sees his/her friendly staff, beautiful surroundings, but the customer sees the queue. In a nutshell, the marketplace looks completely different to the customer and manager.
Prices are not going to rocket because a Belgian person bought a place. You have time on your hands. Wait! Sort out your winter rental asap. Know how much rental is a fair price. Organise your date from and date to. Believe me, after October your marketplace will look completely different. Furthermore, after a few weeks off season rental you will know if Spain is for you and if Bédar fits the bill.
If I were you and looking for a winter/spring let, I would literally knock on doors, ask questions and rent without estate agents. Rentals are plentiful and there is always apartment owners looking to let out their property. You appear to be a godsend. Remember, time is on your side.
