Estate agents in Spain

Thats a terrible run of bad luck Greg, surely things can only get better for you, certainly hope it does?

It would be of great help to the likes of myself being in the same search mode as yourself, to name and shame these estate agents.

I wouldn't be totally sure of the sale in your boat, until my deposit was accepted though.  However, that must be soul destroying for you, hope your luck changes soon. Here's some luck bud ☘.

Thanks - I dont need luck - I need to expose all these agents for what they are. I need to change the way I am trying to buy a property - in fact we all do.

With technology at the level it is today, there is no longer a need to pay corrupt lazy agents thousands of euro. 

In a word, their industry needs to be disrupted - they need to be got rid of.

we have had a first class service from Spanish Property Choice nothing has been too much trouble even after we had completed on the purchase they helped us  they also use a very efficient lawyer in Mojacar.  The first time we bought here we did get problems with the agent and we used a lawyer they recommended being novices and it was not a good experience we ended up with an illegal property and it took us 16 years before we managed to get out.  Second time round we were very wary and went to see lots of places with many agents that we didn't get results with but SPC got us results.  

You can't tar all agents with the same brush (well you can as it is your point of view, or be specific and name them) be they Spanish, British, Belgium or other as some give good service and some don't.  Unfortunately it has been a British one or two that I have come across that blatantly lie (Albox) but there have been others who bend over backwards so just have to use common sense, listen carefully, ask around and use gut feeling and never use a lawyer an agent suggests if using that agent to buy through.

I hold no brief for any estate agent but In my experience they are not all the same. Please say which estate agent you are talking about instead of defiling every estate agent in the area. 

3 Agencies in the Mojacar Vera Albox region. have had to cancel sales with because of deliberate lies and misrepresentation. Yesterday I lost another property because of incompetence of the fourth agency - when I was placing an offer on a bank repo property. My higher offer was entered into the system too late because the one agent did not know what the other was doing ( inside the same company ). That was the 15th property I have lost in Spain as a direct result of dealing with agents.

You say they are not all the same. Then I must be having a spectacular run of bad luck to lose 15 in a row. From a buyers perspective, they are all the same - Their primary focus is the commision at any cost. In my case I have been the loser many many times.

The other primary cause is this idiotic Spanish system of pitching agents against each other for the same property - add to this the desperation of a lot of agents because of the scarecity of employment in Spain and you have a perfect storm.

Thats bound to bring out the worst in people - lies , misrepresentation, properties on sites that dont exist, etc etc.

Still no names.

btw Mondays debacle was caused by a highly recommended agent well known in the area. Yesterday I had a 2.5 hour dicussion with them about losing the property - to make amends, they have offered to half their commision on any future deal.
