Hi, I am looking to buy a property that was / is infested with termites. What would the approximate cost be to have the place fumigated and treated.
Obviously a survey/inspection would have to be carried out but I would appreciate general advice and/or experiences.

Depending on the level and severity of the infestation you are looking at treatment AND replacement of any wooden structures in the house ,( wibdow frames, doors and door frames, cupboards, wardrobes etc. I was recently involved in managing a property that needed this done. The total cost to date is running at €18,000 - all downstairs wood had to be replaced. The fumigation is probably the cheapest part of the process, it's the replacement of EVERYTHING wooden ( as mentioned above plus any wooden furniture) and labour costs which bring the total up. Also remember, termites are highly persistent.... There are many instances where one eradication treatment hasn't been enough and everything has had to be repeated. Proceed with great caution if you are considering buying a property in this state. Also consult your house insurance provider as it will, in all likelihood push your premium through the roof and non disclosure would invalidate your policy. Be very, VERY careful.

Thanks for replying and the information and advice you have given?
On the property I am looking at which is a concrete construction, the door frames have been eaten away so they are very spongy to the touch. The wooden doors seem to be fine but what do I know!! I don't think the built in wardrobes with sliding doors are wood (just wood effect) but I wonder if the carcass is wood.
I am not retaining any of the furniture as I am bringing my own from the UK.
I really appreciate your reply and any further information you can give.

If the termites are in the door frame, rest assured they'll also be in the doors. Termites don't eat only wood.... The villa I'm talking about had them in the MDF and laminate furniture, also in the plaster behind the skirting boards and surrounding the door frames. These surfaces were all dug out, injected and re-plastered with a stronger mix - again, this added to the cost of the work. I'd suggest that before proceeding with any purchase you get a full survey done, including an investigation into the extent of this infestation. That will definitely help you to decide whether to proceed with the purchase and a what ) presumably reduced) price. Sadly, termite eradication can be a lengthy and expensive process..... Best of luck whatever you decide to do.

We had termites in our ground floor department in Costa del sol before we moved to Mojacar.
We spent around €800 on having wooden door frames drilled and injected with insecticide. Similarly the floor was also "injected" (they come up through the floor apparently). It didn't work. The only thing that did work was replacing all the fixed fitted wooden wardrobes, Doors, door frames etc with plastic or metal fixtures - so that they had nothing to "eat". My advice is DONT BUY IT...its heartbreaking to see your property disintegrating before your eyes...

Absolutely right Geoff. A property I'm involved in managing recently had to have €18,000 spent on termite eradication. It truly is soul destroying as they just keep coming back.....
